Our process starts with a location and site assessment, followed by a feasibility analysis. We manage all the design processes, ensuring coordination between design consultants. We also provide assistance with bank funders and work with them on drawdowns and forecasting4. We manage the procurement process and oversee the work of contractors to ensure quality and timely completion of the project4. We conduct ongoing risk assessments and implement appropriate measures to mitigate risk and ensure project success4.
history
Having witnessed low occupancy rates and a lack of investment in the East Side of Christchurch Guardian quickly expanded into commercial consultancy to convert, refurbish and ultimately add value to mixed-use buildings for new tenants and landlords breathing new life into that part of the somewhat overlooked city. The consultancy eventually spread in scope and size to the main centres refer to projects, wherever there was demand to being able to handle approximately 100million dollars’ worth or several large projects at any time.
Guardian has been involved with around 1billion dollars of project value in all or part of its capacity as a Development Manager since inception including projects in Hospitality, Student Accomodation, Residential Subdvisions, Residential Villages, Office Buildings, Retail Precincts, Tourism Projects, Mixed Use and Industrial buildings, pretty much every typology.
place: Guardian’s focus is the Planning, Design, Accounting, Legal, Contract Management, Marketing and other components of Development management provided as a Digital service, personalised virtually. As a Christchurch-based based, Guardian provides hands-on project management in the South Island local market, leveraging its understanding of the local property development landscape. Over time, it could expand to other regions in New Zealand. Services could be offered both in-person and online, providing flexibility and convenience to clients.
niche: Guardian’s USP is its end-to-end, personalized service delivered with full personal exposure to service provision with Tremewan’s choice to retain Guardian as a “Sole Trader”. Unlike larger firms that may offer a more generic service, Guardian is well placed to focus on providing a service that is tailored to the specific needs of each client and project as Dan thinks like a Developer and an owner, especially as he remains a developer himself. This personalized approach, combined with the Guardian network’s expertise and understanding of the local market, could set it apart from its competitors.
value: price is what you pay and value is what you get, these things are inextricable linked. Pricing should reflect the high-quality, personalized service that Guardian offers. It could be based on the scope and complexity of the project, with flexible pricing models that could include a fixed fee, percentage of the project cost, or a combination of both.
Guardian consultants (depending on the services required at any particular point in a project life cycle) can provide the services on an hourly charge-up rate or a fixed fee basis. Joint venture, equity share, percentage of upside and other alternatives can be tailored to suit.
